Shivalay, Dharampur – A Gated NA Plotting Scheme for Your Dream Home

If owning a piece of land to design and build your own dream home is on your mind, Shivalay in Dharampur, Dist. Valsad offers exactly that opportunity. This is a thoughtfully laid-out, gated NA (Non-Agricultural) residential plotting scheme located within the Dharampur Nagarpalika limits, close to the Valsad–Dharampur Road. Spread across a well-planned campus with close to 197 individual plots, Shivalay combines the freedom of building a custom home with the security and infrastructure of an organised, developer-managed township. For families who have always wanted a home-mandir of their own — a house built exactly the way they imagined it — Shivalay's tagline captures the promise perfectly: this is an effort to turn that dream home-temple into reality.

Unlike ready-built flats, a residential plot gives buyers complete control over design, vaastu orientation, floor planning, and construction timeline. Shivalay is designed for exactly this kind of buyer: someone who wants land in a secure, well-serviced layout rather than a crowded, unplanned pocket of the city. This detailed guide walks you through the layout, plot sizes, amenities, location advantages, and everything else you should know about Shivalay before booking your plot.

Why Choose Shivalay for Your Plot Purchase

Land buyers in Gujarat are increasingly cautious about clear titles, proper layout approvals, and genuine infrastructure — and Shivalay is built around addressing exactly these concerns. The scheme is laid out as an organised, gated community with dedicated internal roads (named Kharvel Road and Gamtal Road), a controlled main entrance off the Nagarpalika Main Road, and a security cabin equipped with CCTV surveillance at the gate. Every plot within the scheme is planned along 7.50 m and 9.00 m wide internal roads, ensuring comfortable vehicle movement, natural light, and ventilation for the homes that will eventually be built here.

One of the most important assurances for any plot buyer is title clarity, and Shivalay addresses this directly: every plot buyer is entitled to receive an individual, separate 7/12 (Satbara) extract in their own name. This means your ownership record is not clubbed with other buyers — it is a distinct revenue record for your specific plot, which significantly simplifies future resale, loans against property, and construction permissions.

Plot Sizes and Layout Overview

The Shivalay layout accommodates a wide mix of plot sizes to suit different family needs and budgets. The majority of plots follow a standard size of approximately 87.81 sq.mt. (around 945 sq.ft.), which is a comfortable footprint for a single-family home with a small front or rear yard. Corner plots and plots along wider stretches of the layout are considerably larger, with several exceeding 150–300 sq.mt., and a few expansive corner plots crossing 300 sq.mt. — ideal for buyers who want extra open space, a garden, or room for future expansion.

The full layout is organised into rows of plots running along the 7.50 m and 9.00 m internal roads, with multiple proposed common plots interspersed through the scheme. These common plots are not incidental green patches — they are designed as landscaped community spaces with a central lawn, walking paths, seating areas, and a dedicated children's play zone with swings and slides, giving the layout the feel of an actual neighbourhood rather than a bare stretch of subdivided land.

Amenities and Infrastructure at Shivalay

Shivalay has been planned with the everyday needs of a residential community in mind. Key facilities include:

• A prominent entrance main gate marking the entry to the scheme.

• A security cabin with CCTV camera coverage for round-the-clock monitoring.

• Internal roads finished with paver blocks for a clean, low-maintenance surface.

• Street lighting and decorative lighting along the internal roads and common areas.

• A compound wall around the periphery along with a retaining wall where required, for boundary security and slope stability.

• Landscaped gardens within each common plot, with the main common plot featuring a garden music system for a pleasant community atmosphere.

• A well-organised plotting layout designed specifically for the Dharampur Nagarpalika area, keeping local development norms in mind.

• Individual 7/12 (Satbara) extract provided separately for every plot, ensuring clean and independent land records.

Together, these features mean that buyers are not simply purchasing a subdivided piece of land — they are buying into a managed, secure, and landscaped residential environment where the groundwork for a comfortable neighbourhood has already been laid.

Location Advantages: Why Dharampur Is Worth Considering

Dharampur is a well-connected town within Valsad district, and Shivalay's location inside the Dharampur Nagarpalika limits puts residents within easy reach of the town's everyday essentials as well as the main Valsad–Dharampur Road for broader regional connectivity. Based on the project's own location map, nearby landmarks and conveniences include:

This spread of hospitals, banks, a shopping mall, a science centre, post office, and multiple temples within the surrounding area means that residents of Shivalay will have day-to-day conveniences, healthcare, banking, and religious and cultural landmarks all within a reasonably short distance of home — an important consideration when choosing land to build a long-term family home on.

Why Invest in a Plot at Shivalay

Buying a residential plot rather than a ready flat continues to be an attractive proposition for many Gujarati home-buyers and investors, and Shivalay brings together several specific reasons to consider it seriously:

• Complete design freedom — build your home exactly the way you want, including vaastu-compliant layouts, floor heights, and room configurations.

• Clear, individual title documentation with a separate 7/12 (Satbara) extract per plot, reducing legal complications at the time of resale or loan processing.

• A gated, secured layout with CCTV monitoring, a controlled entrance, and a boundary compound wall — a level of security not always available with standalone agricultural or unplanned land.

• Paver-block internal roads, street lighting, and landscaped common plots that are ready and usable rather than promised for a distant future phase.

• Proximity to Dharampur's established social infrastructure — hospitals, banks, a mall, a science centre, and multiple temples — all within the surrounding neighbourhood.

• Flexible plot sizing, from compact ~945 sq.ft. plots to larger corner plots exceeding 300 sq.mt., suiting both budget-conscious buyers and those wanting extra space.

• Land in an NA (Non-Agricultural) layout within Nagarpalika limits generally sees steadier appreciation as local infrastructure and demand continue to grow.

For end-users planning to build a permanent family residence, as well as for investors looking at appreciation potential in a developing Nagarpalika area, a plot at Shivalay offers a rare combination of flexibility, documentation clarity, and ready community infrastructure.

Layout, Roads and Common Plots

The overall Shivalay layout is accessed through a single controlled main entry gate positioned on the Nagarpalika Main Road, with internal circulation organised via Kharvel Road on one side and Gamtal Road on the other. Plots are arranged in structured rows along a network of 7.50 m and 9.00 m wide internal roads, allowing comfortable two-way movement and adequate setbacks for every plot. Several proposed common plots are distributed through the layout rather than concentrated in a single corner, so that green, open space and the children's play area remain within easy walking distance for most plot owners, regardless of where their plot is located within the scheme.
